A rebuild is the right call when the problem is structural: the stack leans, bricks move when you push them, or so many faces have spalled that repointing would just be holding crumbs together. On Toronto roofs we often see stacks that were patched every few years for decades until nothing solid is left above the roofline.
We take the chimney down to sound brick, usually to the roofline, rebuild it with brick and mortar suited to the house, cast a new crown with a drip edge, and install new step and counter flashing. Photos document every stage, and the project price is agreed in writing before the first brick comes off.
